Yes. Even where a main contractor is employed as a self builder you may wish to protect your own financial interest should the main contractor's insurance fail to provide adequate protection.

By law an employer must have employers’ liability cover for at least £5 million. People you normally think of as self-employed or friends and volunteers may legally be considered to be employees and so employers’ liability insurance is essential. Our comprehensive site insurance includes employers’ liability cover as standard.

In addition to self build site insurance, which should be based on the reinstatement cost of the new works, you will also require cover (including subsidence) for the existing structure. If the existing structure is presently insured under a building policy, you must advise the insurers of the works taking place, as this may affect cover.

You must ensure that you have sufficient site insurance in place when you exchange contracts on a plot or building for conversion or renovation. This way you will have adequate public liability cover while you plan and seek approval for your project.

Site insurance policies are available for a period of 18 or 24 months, with 6 month extensions available upon request. We also offer a 6 month site insurance policy that can be extended to an 18 month policy, and thereafter can be extended by 6 months at a time.

If you are not planning to start work within 60 days but still need cover for the land, we can offer up to 12 months’ public liability cover from £157.50 including insurance premium tax. You will be automatically offered this service if your estimated date for starting building work is more than 60 days after you want cover to start. If it is less than 60 days you will be covered by the standard site insurance policy.

The policy excess with our site insurance is £250, reducing to £50 for employees’ tools and personal effects. There is no excess applicable on employers’ liability claims.

You can increase your sum insured or policy limits of standard cover, hired-in plant cover, owned plant cover, and personal accident. An additional premium will be quoted to cater for the limits required.

The Sums Insured needs to be set at the cost of reinstating the completed building including fixtures and fittings. This figure should include an allowance for debris removal and VAT, and remember, in the event of a total loss you may wish to utilise the services of a professional surveyor and may not be in a position to negotiate costs with individual tradesmen.

Experience shows that the actual cost of rebuilding a property following an insured loss is substantially more than the original contract value and underestimating the Sums Insured value could result in a short fall of cover.

In addition we can also offer the following individual policies, should you wish to take out further protection: We can also offer 12 month’s public liability insurance for empty sites if you don’t plan to start work within the next 60 days.
