Self build your own home

The Self Build Process

The Self Build Process

Taking on a self build home project can be an exciting but daunting task, which is why Self-builder has created a guide to help to make your own self build process as successful as possible. We have summarised the six main steps involved in getting your self build home built, financed and sufficiently protected with tips on how to avoid the pitfalls you face along the way.

1

Find a plot of land

Your first priority should be to find the perfect plot of land, which can be the hardest part of the self build process. To help you in your search, we have partnered with Plotfinder.net, one of the leading websites for self builders looking to find a plot of land - it holds a database of over 5,900 plots for sale and properties for renovation in England, Northern Ireland, Scotland and Wales.

2

Check that the land’s not contaminated

You can make sure that the land you are about to purchase has not been contaminated by running a report with Homecheck.co.uk, the UK’s leading supplier of digital mapping, property and environmental risk data. Find out in advance and you’ll be less likely to have a costly surprise when it comes to starting the building work.

*Do a contaminated land search

3

Finance your project

Once you have chosen your plot of land you will need to consider which mortgage provider you would like to finance your new home. We can make things a little easier by offering you a free no obligation consultation with one of the expert mortgage advisers. They will take you through the process and survey the entire market to find you the most appropriate and cost effective lending option, dependent on your circumstances. There are various different repayment options associated with our self build mortgages to assist you in managing your cash flow.

4

Arrange your self build insurance

a) Insurance for your plot

One of the biggest misconceptions is that you only need to arrange site insurance once building work has commenced. This could be a very costly mistake to make. As soon as you are the legal owner of the land, you could be held responsible for an accident that occurs, even if there is no building work taking place. It’s vital to protect yourself against claims of negligence through public liability insurance, making sure that it’s in place when you exchange contracts.

*Arrange Public Liability Insurance for your plot

b) Before you start building work

Here at Self-builder, we offer a whole range of insurance products to make sure that your self build site and the building of your own new home are sufficiently covered. Self build site insurance is a great starting point, but there are a number of additional policies for you to consider:
  • Comprehensive Self Build Site Insurance – essential for all self build projects
  • Structural Warranty – 10 years of protection against structural defects
  • Public Liability Cover – assistance with compensation and legal fees
  • Income Protection Insurance – your mortgage repayments covered
  • JCT Clause 21.2.1 Insurance – cover for damage to neighbouring property
  • Defective Title Insurance – avoid disputes relating to the title deeds
  • Restrictive Covenant Insurance – protection against breach of restrictive covenants
